Rosario for British Families: Should You Move from Buenos Aires?
Rosario three-room flats rent for a median ARS 600,000 (about US$395) a month, August 2026. Bilingual schools, no British curriculum, 300 km from the capital.

In short
- In August 2026, Rosario's median rents were ARS 380,000 for a studio, ARS 500,000 for a two-room flat and ARS 600,000 for a three-room flat, with expensas averaging 17.7% of rent.
- A three-bedroom, 85 m² Fisherton house was advertised at ARS 700,000 (about US$460) a month in September 2026, before other charges.
- Bilingual schools teach the Santa Fe curriculum; Rosario has no established British-curriculum school.
- Buenos Aires is about 300 km and 3½ hours away by road, so Rosario is a separate family base rather than a daily commute.
- The Rosario department recorded 47 homicides from January to June 2026, its lowest first-half figure since 2014, while the FCDO continues to flag the city.
Rosario can give a British family more space for its rent than Buenos Aires, provided the children can study in Spanish or at a bilingual Argentine school. In August 2026 the median asking rent for a three-room flat was ARS 600,000 (about US$395) a month, plus building charges averaging 17.7% of rent. A three-bedroom house in Fisherton was advertised at ARS 700,000 (about US$460) in September. The harder decision is schooling: Rosario has bilingual schools, but no established British-curriculum school preparing pupils for GCSEs or A-levels.
School determines the move
Colegio San Bartolome (St Bartholomew School) has British roots: the Churchill Association of Rosario founded it in 1868. It is coeducational and secular, with a compulsory extended day in primary and secondary. Its campuses are at Tucuman 1257 in the centre and Boulevard Wilde 1149 in Fisherton. Children follow the Santa Fe Ministry of Education curriculum with intensive English and French, leading to international language certificates rather than UK school qualifications. Greater Buenos Aires has a wider selection of British-style and international schools entering pupils for UK exams.
Rosario's school year runs from late February or March until December; a September arrival falls near its end. Colegio San Bartolome uses website pre-enrolment forms and offers places as vacancies arise. It does not publish fees there, so families need a dated admissions quote. The UNR Instituto Politecnico Superior is an admission-based state secondary option. A child's age, completed UK year, languages, intended next qualification, school reports and vaccination records all affect the choice; a confirmed place makes the eventual house search much clearer.
Fisherton and nearby Funes generally mean a car-based school run, and Rosario has no metro. A journey measured at drop-off and pickup, including a journey without a car, gives a better sense of the routine than a map of the campuses alone.
How far the housing budget goes
The Centro de Estudios Scalabrini Ortiz (Ceso) recorded August 2026 median asking rents of ARS 380,000 (about US$250) for a studio, ARS 500,000 (about US$330) for a two-room flat and ARS 600,000 (about US$395) for a three-room flat. *Expensas*, the shared building charges, averaged about 17.7% of rent. For comparison, a central Buenos Aires one-bedroom benchmark was about US$600-900 a month. Flats are visibly cheaper in the Rosario figures; family houses require a like-for-like search.
Rental research from April 2026 put Fisherton two-room flats at ARS 400,000 to 510,000 and three-room flats at ARS 540,000 to 720,000, compared with ARS 300,000 to 380,000 in the cheaper southern macrocentre. A three-bedroom house ran ARS 520,000 to 700,000 in a standard zone and ARS 700,000 to 1,000,000 in premium areas. In September 2026 one 85 m², three-bedroom Fisherton house asked ARS 700,000 monthly on a two-year contract with adjustments every four months. Its agency demanded a property guarantee plus two employment guarantees with income three times the rent, or two property guarantees; guarantee report and agency fees and a 3% monthly administration fee were additional.
The monthly charges give a sense of why headline rent is only the start. These are estimated peso ranges, not one household's bill:
| Item | Pesos a month |
|---|---|
| Expensas (building charges) | ARS 0 to 130,000 |
| Municipal rates (TGI) | ARS 10,000 to 25,000 |
| Electricity (EPE) | ARS 18,000 to 45,000 |
| Gas (Litoral Gas) | ARS 10,000 to 30,000 |
| Water (Aguas Santafesinas) | ARS 6,000 to 15,000 |
| Internet | ARS 18,000 to 32,000 |
Under DNU 70/2023, the contract sets lease length, currency and frequency of rent adjustments. Building charges and the terms of any guarantee deserve the same attention as the asking price.
The neighbourhood follows the school and the daily journey
Fisherton has detached houses, leafy streets and Colegio San Bartolome's second campus, at the dearer end of the family market. Funes is a separate municipality to the west, with larger plots and gated developments; bigger gardens can mean longer school journeys. Puerto Norte offers newer riverfront flats north of Centro rather than gardens, with premium prices and expensas. Centro and Boulevard Oroño put services within walking distance, alongside more street noise and building-security considerations. Alberdi and Arroyito are northern residential alternatives with lower rents, where the exact block matters.
PlataPlace is the simplest place to start a Rosario search: rentals in Rosario from brokerages and owners sit in one search, each showing its source and when it was last seen, and a saved search alerts you when a Fisherton or Centro flat appears. The city lies about 300 km from Buenos Aires, roughly 3½ hours on Route 9. Rosario airport has domestic and regional routes, so UK-bound travel normally involves a connection through Buenos Aires; Ezeiza is nearer four hours away by road with traffic. Rosario suits a household making a life in the city, rather than one commuting regularly to the capital or depending on frequent direct UK flights.
Healthcare and the route between home and school
Rosario has private providers including Hospital Italiano Rosario, founded in 1892 at Virasoro 1249, Sanatorio Parque and Sanatorio de Ninos. Children's public care includes Hospital de Ninos Victor J. Vilela at Virasoro 1855, as well as the city's emergency hospitals. A *prepaga* private plan, closer to Bupa than the NHS, cost about US$130 to 870 a month at age 30 in September 2026. For a family, the useful question is whether its paediatrician and nearest emergency department are in the plan's Rosario network rather than only in Buenos Aires. DNU 366/2025 allows public hospitals to charge non-residents for non-emergency care; emergency care remains free.
Rosario's organised-crime violence in recent years remains part of the family decision, despite a marked fall. Provincial figures recorded 47 homicides in the Rosario department between January and June 2026, the lowest since 2014 and roughly 70% below 2023. The FCDO still advises particular caution in Rosario. A home-to-school route, nearby clinic and their surroundings at the hours a family actually uses them matter more than a citywide label. The FCDO also notes occasional Falklands-related protests outside British-affiliated businesses; the airport's official name is Aeropuerto Internacional Rosario Islas Malvinas.
The first month's money and paperwork
For a family of four arriving in October, a Fisherton three-bedroom house might start around ARS 700,000 (about US$460) monthly, with roughly ARS 70,000 to 175,000 extra for expensas, rates and household services in the worked budget. Two prepagas for parents in their thirties start around US$260 a month combined and increase sharply with age; school fees are separate and vary by school. An initial short rental leaves time to see schools, homes and clinics on weekdays, when street noise and the school run become apparent.
September 2026 government fees for four British applicants total about ARS 480,000 (about US$315): ARS 100,000 per temporary residence application and ARS 20,000 per first DNI. Sworn translations, apostilles and any preferential appointment add to that. Children's apostilled birth certificates, school reports and passports valid for the intended stay belong in the preparations before departure.
British visitors normally receive 90 visa-free days, with one eligible 90-day extension through Migraciones. A family settling in Rosario needs a qualifying family, work or other residence route and a RaDEX application before visitor permission ends. Rosario remains on UTC-3 year-round, three hours behind Britain in winter and four during British Summer Time, a practical consideration for a parent working UK hours. The lower rent is most useful when the school's qualifications and the family's daily life fit the city too.
Questions
- Is Rosario cheaper than Buenos Aires for a family?
- The August 2026 median for a Rosario three-room flat was ARS 600,000 (about US$395), while a central Buenos Aires one-bedroom benchmark was US$600-900. Fisherton family houses are a narrower market: one was advertised at ARS 700,000 (about US$460) in September 2026, with extra charges.
- Are there British schools in Rosario?
- There is no established British-curriculum school. Colegio San Bartolome, founded in 1868, teaches the Santa Fe curriculum with intensive English and French; a family planning UK exams will need to consider how a child would enter those qualifications.
- Is Rosario safe for British children?
- The Rosario department recorded 47 homicides in the first half of 2026, its lowest figure since 2014, but the FCDO still urges particular caution. The route between a prospective home and school is best assessed at the hours a child would use it.
- How do you get from Rosario to the UK?
- Rosario airport serves domestic and regional routes; UK journeys normally connect through Buenos Aires. The capital is about 300 km and 3½ hours away by road, with Ezeiza nearer four hours including traffic.
- Can a British family settle in Rosario on tourist entry?
- British visitors normally get 90 visa-free days and may be eligible for one 90-day extension. Settling calls for a qualifying residence application through Migraciones' RaDEX system before visitor permission ends, followed by the relevant DNI process.
